This development incorporates many of the elements the Planning Board is trying to achieve with the Village Overlay District which is on the May Town Meeting Warrant. This place got it right in respects to locating parking to the rear of the buildings, public amenities such as outdoor seating, benches, bike racks, sidewalks, public art, and covered walkways. It also has a nice meandering side walk in the front, with a grass strip, trees, stone wall and a public green.

Keep in mind Bolton’s current zoning would not allow this to happen. The building would not meet the front yard setbacks that Bolton requires and Bolton only allows one building per lot. The proposed Village Overlay District reduces the setbacks so that parking would be located behind the building and also allows for more than one building.
