Salt Box

The Salt Box submitted revised conceptual plans to the Planning Board. Please note no formal application has been submitted to date.  The developers are looking for feedback from the various boards and committees as well as the public. Current zoning only allows one building to be constructed with a 150 foot setback. If a Village Overlay District is passed at the May 2012 Town Meeting it would allow for multiple buildings, reduced set backs and reduced parking requirements. This means the building would be closer to the road with parking set behind or on the sides. It also means smaller sized buildings.

Three plans were submitted.

Proposed Plan 1 shows 3 buildings. The two buildings in the front are set back approximately 50 feet from the road.  The buildings are 1800 SF, 3600 SF and 3865 SF. (the foot print is about the same as the current structure). Shown are 100 parking spaces, although only 46 would be required under CURRENT zoning. There are multiple “green areas” and a picnic area and children’s park.

 

Proposed Plan 2 shows 3 buildings. The two buildings in the front are set back approximately 50 feet from the road.  The buildings are 1800 SF, 3600 SF and the rear building increased from plan 1 from 3865 SF to 6156 SF.  The footprint shown is 10%. Shown are 100 parking spaces, although only 58 would be required under CURRENT zoning. There are multiple “green areas” and a picnic area and children’s park.

Proposed Plan 3 shows 4 buildings. The two buildings in the front are set back approximately 50 feet from the road.  The buildings are 1800 SF, 3600 SF and the rear buildings are 4223.75 SF and 4223.75 SF. The footprint shown is 12%. Shown are 100 parking spaces, although only 69 would be required under CURRENT zoning. There are multiple “green areas” and a picnic area and children’s park and a sitting area between the two buildings in the rear.

The Planning Board will be meeting on Wed, February 8th at 8:15pm at Town Hall to review the Village Overlay District Bylaw language and will meet with the Salt Box developers.
