The Salt Box property located at 626 Main Street in Bolton Ma was bought at public auction in late 2010. The current owners have been before the Planning Board numerous occasions requesting that they be included in the mixed use overlay district that the Planning Board is currently working on. A mixed use district would include reduced set backs (current zoning requires a 150′ set back which often times forces parking spaces all up front), reduced parking requirements (Bolton requires a lot of parking which means a big parking lot), multiple buildings (currently zoning only allows one building per lot which forces a developer to put one large building up rather than multiple smaller buildings) increased lot coverage (current zoning allows a max of 8%). At the suggestion of the Planning Board the current owners went before various boards to solicit feedback.
At the May 2011 Town Meeting, Bolton adopted design guidelines for commercial development with the goal that design would be similar to or compatible with traditional architecture in the Town of Bolton and promote quality development consistent with the Town’s sense of history, human scale and pedestrian-oriented village character. Building scale, external materials and appearance, historical resources, fencing and screening, landscaping, lighting, service areas, signage, parking will be reviewed by the DAT.
